The studies of the various professionals show that most of the new prestigious real estate developments are born in urban areas located outside the “third circle” of the city. The report, in particular, highlights that “the limit of the 90/91 line sees its historical border mark on the prestigious market fade. In this sense, the city is experiencing a strong horizontal expansion ”. Gambara-Bande Nere and Lorenteggio, to the west, appear to be among the emerging areas, while interest in the San Siro area is returning. Corso Lodi and Porta Vittoria are the most popular areas of the southern quadrant; the areas of Città Studi and Indipendenza-Viale Argonne are the most popular in the East. The North area continues to grow in the Nolo / Isola area and the prices of Bovisa and the Cenisio-Piazza Firenze area also rise. The average prices of the buildings in the historic center range from 8 to 15 thousand euros per square meter for those refurbished to the new and from 6 to 10 thousand euros per square meter for those to be restored. The top prices reach 20-21 thousand euros per square meter in the Quadrilatero, in Brera and in the Castello-Foro Buonaparte area, and 17-18 thousand euros per square meter in San Babila, Duomo and Cordusio. In the West area, the average prices range from 5,500 to 8,200 euros per square meter for refurbished buildings and from 4,400 to 6,300 euros per square meter for those to be restored. The prices of City Life are out of range (between 7,700 and 14,500 euros per square meter) and, in the lower range, those of Gambara-Bande Nere, between 4,000 and 5,600 euros per square meter. As regards the East area, the purchase and sale values ​​are included in the range 4,000-9,000 euros per square meter for refurbished housing, while in the North area the prices for new and refurbished properties vary between 4,500 and 7,000 euros per square meter. in the Central-Loreto and Isola-Gioia-Maggiolina areas. Finally, in the South area, prices range between 5,800 euros per square meter of Gold Medals-Lodi and 10,000 euros per square meter of Porta Romana-Crocetta-Quadronno.
